TERMS & CONDITIONS

WELCOME!

Our units are located in residential communities where families live and for that reason it is vital that the space and all common areas are respected to the highest degree. Any loud noise, unruly behavior, loud music, disrespectful or unlawful activity will result in the cancellation of your entire reservation (with possible fees) and no refund of monies paid.  

 

At Casa De Champs, we are required to adhere to all building security and legal requirements. Our properties are professionally managed Corporate Rental units and we MUST follow the same rules and regulations as the Hotel & Hospitality industry, therefore we require the following as part of our booking process: an e-signature on the rental agreement form which is sent at time of booking, a security deposit/hold (during your stay, this will not charge your credit card), a copy of your official state or government issued photo ID, verified contact information, provide a list all of guests that will be traveling with you, in some cases we may ask you to pass through a verification portal or complete a background check (based on the property/building and/or landlord requirements). Age requirement for booking with us is 21 years and older (STRICTLY ENFORCED).

 

Please Note that our rental agreement dictates the house rules (terms & conditions) of your rental stay. The information collected in the agreement  will be used for verification purposes ONLY.

 

Given the above information, PLEASE READ and adhere to the house rules and guidelines listed below, 

 

​​By completing the reservation you agree to the following:

-  You agree to be bound by our rental agreement terms and conditions (house rules).

-  You acknowledge that you may be required to provide a copy of a valid state or government-issued ID and a matching credit card prior to check-in

-  You acknowledge that you may be asked to provide a list of individuals who will be staying with you

-  You acknowledge that you may be required to undergo a background check if mandated by the property management company, as stated in accordance with your rental agreement and conditions at time of booking.

HOUSE RULES

Check-In/Check-Out

Check-in: 4:00pm

Early check-in available upon request and subject to availability ($49 fee). Requires Host pre-approval, please send your request to the Host at time of booking.

Check-out: before 10:00am (our properties use a keyless entry system and is time sensitive, please be aware that your door code will deactivate promptly at 10:00am), in addition our turnover team runs on a very tight schedule and unfortunately, we cannot accommodate any check-outs past 10am, late check-outs will incur a fee of $49. 

 

During Stay: there is no tolerance for unruly behavior, loud noise, music, parties/events are ABSOLUTELY NOT ALLOWED.  Smoke and noise (WYND) monitor is located in common area and does not record audio or video. Quiet Time: 10pm - 6am. Upon check-in, we recommend you inspect the unit and report any damages/issues to the Host immediately. We would like the opportunity to resolve your issue as it may have been an oversight on our part. Check-Out Instructions

- Turn off all lights and ceiling fans 

- Return room keys and/or key fobs to its original location

- Make sure that no personal items have been left behind

- Close and lock all windows 

- Ensure front door is locked upon departure on check-out day

- Any used robes and/or towels should be left in laundry basket

- Report any damaged or missing items immediately to the Host​

MAX OCCUPANCY: is based on a per property basis. At time of booking, please make sure to include everyone that will be accompanying you during your stay.  If you need to add an additional overnight guest to your reservation you MUST inform the host as soon as possible or at least 7 days prior to your check-in date, this will incur additional fees to your reservation. If you do not inform the host, please be advised that you will be charged an additional fee ($25 per night/per guest) for any guest above the max occupancy. 

UNITS LEFT EXTREMELY DIRTY: units found with waste, strewn around, in complete disorder, and/or “trashed” will be subject to a deep cleaning and administration fee of $350.

 

ITEMS NOT RETURNED: will incur a charge $125 for each missing item. Please be sure to return any access key items on departure; this may include keys, key fobs, parking passes, garage door openers, remotes (ceiling fan, Smart TV), transponders, etc. 

Damages

Damages to anything in the rental unit, entire property, light fixture, furniture, floors, carpet, washer/dryer, iron, SmartTV, remote controls, toaster, mirror, small appliance, microwave, refrigerator, countertops, and all equipment including the removal of any electronic equipment, hair dryer, decor, art work, etc. will be charged at 120% of full and new replacement value plus any shipping and handling charges. Any damage to the property, whether accidental or willful, is the responsibility of the registered guest for each particular unit. In extreme cases, criminal charges may be pursued.

Cancellation Policy

Short Term Stays  (less than 28 nights)

Full refund (less $50.00 cancelation fee) for cancelations made at least 14 days before check-in. 50.00% refund (less $50.00 cancelation fee) for cancelations made at least 7 days before check-in. No refunds for cancelations made within 7 days of check-in.

Mid / Long Term Stays (28 nights or more)

Direct Bookings: First month is not refundable, 30 day advance notice is required for Cancellation.

If guest books a reservation and decides to cancel during their stay, the guest is required to pay for the 30 days following the cancellation date, or up to the end date of the original reservation, if the remaining portion of the original reservation is less than 30 days; the remaining unused nights will be refunded at 50% (less $50 cancellation fee).

Smoking

We want to maintain our properties as smoke-free, therefore there is ABSOLUTELY NO SMOKING of any kind allowed in or around the property (this includes hookah). This is STRICTLY ENFORCED! If any kind of smoking is detected/occurs in the property during your stay, a fee of $500 will be charged. Smoke and noise monitor (WYND) located in common area and does not record audio or video.

Guest Interaction

Interaction is based on the guest, we respect your privacy and need for personal space.

 

On-site property manager is available for some of our listings and can address any issues, questions or concerns. We are also available via email, phone or text at contactus@casadechamps.com or 1-877-CHAMPS-0 (242-6770) for any non-emergency issues.

 

For listings w/ a leasing office, this office is designed for residents that live in the community and not short-term/corporate housing guests. Please contact us directly at contactus@casadechamps.com for any non-emergency issues, NOT the leasing office. We have a great relationship with the leasing office and we appreciate your support in helping us maintain it this way, THANK YOU!

PLEASE NOTE: Special requests cannot be guaranteed and are subject to availability, additional charges may apply. 

 

Towels & Linens

Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and damage bed linens and bath towels. Unsalvageable linens and/or bath towels will incur a $100 fee. PLEASE DO NOT USE TOWELS PROVIDED IN UNIT FOR THE POOL OR ANY OTHER USE OUTSIDE OF THE RENTAL UNIT.

Amenities

For Condo Listings/Apartment Building: you are more than welcome to use the common areas  (resort style pool, fitness center, yoga room, rooftop terrace, business center, etc.). These are intended for your individual enjoyment during your stay. These areas are not for large gatherings, parties or anything related. 

 

Noise, unruly behavior, loud music, disrespectful or unlawful activity in common (shared) areas in the building, around the property or in the unit itself will NOT be tolerated.

Firearms/Weapons

Absolutely NO Weapons or Firearms are allowed in or around the rental unit. Tenant/Guest shall not possess or bring onto the premises any weapons or firearms. If Owner/Host has any suspicion, then Owner/Host may search premises. Any weapons or firearms reported or found shall result in immediate eviction, with no refund of monies paid and potential fees.

Issues/Maintenance Requests

For some of our properties a property manager is located on-site to address any questions, issues or concerns, We are also available via email, phone or text: contactus@casadechamps.com or 1-877-CHAMPS-0 (242-6770) for ALL non-emergency requests. Upon check-in, we recommend that you inspect the unit and report any damages/issues to the Host immediately.  We appreciate the opportunity to resolve your issue as it may have been an oversight on our part.

An emergency is anything that is detrimental to your health or safety. Some examples of an emergency can be, but not limited to the sewage into your unit is backed up, gas leak or a water pipe breaks.

 

Although air conditioner and heating is NOT considered an emergency, we will still address those issues as quickly as possible.

 

If you smell a gas leak, you should vacate the property immediately and call 911!  If there is a fire, call 911 so the local fire department can be dispatched.

 

Only emergencies will be responded to on weekends and after-hours. If you do notice a non-emergency issue that needs attention, please let your host know immediately. Example: sink is draining too slowly, toilet is clogged, dishwasher or wifi is not working properly. Please send all requests to contactus@casadechamps.com. Please include the unit location/address and unit number, we will also need the name of the guest that appears on the reservation so that we can better assist you.

Mail Delivery

Please do not have any mail or packages delivered to the property. It is recommended to obtain a local PO Box or UPS Mailbox if you need access to mail during your stay. Food deliveries (DoorDash/GrubHub/InstaCart /Uber Eats etc.) are all acceptable. Also Amazon offers secure pickup and returns via their Amazon Hub stations.

Lost & Found

Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest.  Items found and not claimed within 30 days will be disposed of at the discretion of Owner.

Pets

Pets are NOT allowed.  If permission is not given by the Host, and any pet(s) found in or around the rental property, any remnant of pet stains, odor or hair will be grounds for expedited eviction, $250 fee and forfeiture of all monies paid.
